Fire Safety & essential services

Essential safety measure inspections must be carried out and any non-compliance must be reviewed and, in most cases, rectified. These could include items such as:

  • fire hose reels
  • fire extinguishers
  • smoke detectors and alarms

Smoke Alarms

Strata buildings are required to have smoke alarms installed in the correct locations inside private lots, and be kept in good working order. Residents must be aware that they are responsible for the regular replacement of batteries for all battery operated alarms.

Safety Glass and glass audits

The Australian Standard AS2047 regulates the selection and installation of windows in buildings, and Australian Standard AS1288-2006 regulates glazing. Glass audits should be carried out on a regular basis by a glass specialist to determine if a premises is compliant with current standards. All owners and occupiers of a strata building must comply with the relevant legislation. Breaches may result in fines or worse, the invalidity of the strata insurance.

oh&s/WHS AUDIT

Owners Corporations need to provide and maintain the common property to ensure that there is no risk to contractors and others who may use it. It is also a requirement for insurance purposes to undertake ongoing risk management assessment to identify and, where possible, eliminate any risks.
